KNOW ALL MEN BY THESE PRESENTS: This Deed of Donation, made and executed in the City of Pasay, Philippines, byDAMI PERA of legal age, single, Filipino citizen and with residence and postal address at 1000 Zamora Street, Pasay City hereinafter called the DONOR

WITNESSETH

That the DONOR is the owner of that certain real property with the buildings and improvements thereon, situated in 555 Santillan Street, Pio del Pilar, Makati and more particularly described in Transfer Certificate of Title No. 123456 of the land registry of Makati City as follows: (Copy description of property in title) That for and in consideration of the love and affection which the DONOR has for the DONEE, the said DONOR, by these presents, transfers and conveys, by way of donation, unto said DONEE, her heirs and assigns, the above described real property with all thebuildings and improvements thereon, free from all liens and encumbrances; That the DONOR does hereby state, for the purpose of giving full effect to this donation, that he has reserved for himself in full ownership sufficient property to support him in a manner appropriate to his needs; That the DONEE does hereby accept this donation of the above-described property, and does hereby express gratitude for the kindness and liberality of the DONOR.

IN WITNESS WHEREOF, the DONOR and the DONEE have signed this deed on 7 July 2013 at Pasay City, Philippines.

Deed of SALE is a document showing sale of personal property (movable objects) while if you said DEED OF ABSOLUTE SALE, it was a document evidencing sale of real properties (unmovable objects like building and land). In short, If it was just a sale of personal property, we call the document evidencing the sale as DEED of SALE only while if it involves sale of real property, we call it DEED OF ABSOLUTE SALE. For Contract to Sell, I'm not sure about it, but I think it was as contract between the buyer and seller wherein there was an intention of selling the property but the terms was the ownership of the property will be transferred only to the buyer after the end of the contract (upon favorable satisfaction of the terms of the contract) or upon full payment of the purchase price of the property. Usually the payment term was on installment basis. The property here was either real or personal. It differs from CONTRACT OF SALE, because in contract of sale, ownership of the property was transferred to the buyer upon delivery of the object/property
