STRUCTURAL Design Loads • Office area superimposed Dead Load = 2.4kPa, Live Load = 5.0kPa Cladding • Fully unitised facade curtain walling system is made up from 2 storey height diamonds which make up the ‘free form’ facade comprising double glazed factory sealed triangular glass units and steel section frames. Dimensional Information • Floor to floor height: 4.00m (4000mm) • Floor to ceiling height: 2.50m – 2.75m (2500mm–2750mm) • Ceiling to void average: 80m (800mm) • Raised floor height: 15m (150mm) All dimensions are approximate ELECTRICAL SERVICES General • All common area lighting, power, two escape staircases and lifts are fed from the landlord’s distribution network. One passenger lift and one service lift for office levels are backed up by standby generator power, for use in case of emergency. All life safety systems and essential services are backed up by the standby generator. In addition, some of the life safety system and essential system outlets are backed up by uninterrupted power supply (UPS) to ensure availability of power at all times. Power supply • The building is supplied at 11KV from an Abu Dhabi Distribution Company (ADDC) primary substation and network to basement sub-station. • Power is transformed to the operating voltage of 415 volts by 5, 1500KVA transformers installed in the substation. Main distribution boards (MDB’s) are fed from the transformers installed in the basement low voltage (LV) switchgear room, adjacent to the substation. MDB’s distribute power to the development, through cable routes, rising bus bars, sub-main distribution boards (SMDB’s) and distribution boards (DB’s).
Power Feed • Office Areas are provided with 63 Amp three phase power supply for smaller units and 100 Amp three phase power supply for larger units, locally for each office unit with a local Isolator (based on three offices per floor). These are fed from the sub main distribution boards in the electrical room (each floor), through a KWH meter provided in the meter room. Each tenant will provide a distribution board as per their load requirements and connected to the local Isolator provided by the Landlord. • Tenant supplied distribution boards are as per ADDC/ Abu Dhabi Water and Electricity Authority (ADWEA) regulations. Tenants will obtain the necessary approvals from the authorities for their layouts and power distribution requirements. KWH meters shall be provided by ADDC/ADWEA Authorities after tenant fit-out completion and inspections of the electrical installation are carried out by ADDC/ADWEA. • No separate provision for power backed by standby generator has been made for the tenant areas except the emergency lighting. MECHANICAL SERVICES HVAC System General • Fresh air ventilation, fan coil unit (FCU) systems, fresh air handling units (AHU’s), smoke extract ventilation system, variable volume air-conditioning system, and chilled water (CW) system are provided. The cooling requirement is served by TABREED district chilled water network, facilitated by an energy transfer station at the basement and level 1 of the building as the primary supply of cold water network consisting of two units of rated heat exchangers. The resulting or secondary chilled water lines will be metered as being conveyed by four rated pumps serving AHU’s and FCU’s mounted at all floors of the building. Office Areas • The office areas including basement, ground and mezzanine are served by centralised AHU’s (2 Nos.) located at Level 1. • The office areas are provided with the following service ‘stub-outs’, including supply and return air ducts (for the public areas in each floor) and metered chilled water supply and return lines (provisions only inside the office areas), that are interfaced with building management system (BMS) control. FCU’s for each office area will be provided by the tenant. • The cooling criteria is based on the following data: A) Average year round summer and winter design conditions in offices are to be maintained at 230°C and 21°C ±1°C, with relative humidity set at 50% ±5% and; B) The outdoor ventilation rate is 8.0 l/s/ person with approx. 8 – 12 air changes per hour (ACH).
PLUMBING AND DRAINAGE General • Sanitary wares, water tanks, domestic water systems, soil/waste/vent and overflows, irrigation system and rainwater system have been included. • The main source of the building’s potable water, from the ADWEA distribution line, is stored in a tank at the basement floor, which undergoes a filtration system. The concrete water tank is a double compartment type, allocated for domestic water, fire protection system, and irrigation source. Aside from preliminary filtration, the domestic water passes through a proven anti-legionella chemical dosing system. Water tanks are provided at basement, level 1 and level 17, with compliance to ADDC requirements of minimum 2 days consumption storage. • The plumbing system consists of metered cold water (CW) network, filter cooled cold water supply (FCCWS) and centralised hot water (HW) distribution. The FCCWS will be available for guest rooms at hotel floors and kitchen facilities at all designated floors. The HW network for the office toilets, hotel and dining area is enhanced with heat tracing system for fast acquisition of hot water and uniform water temperature supply of 55°C. • The drainage system is laid at all areas where water service is available and tapped to the main drainage point. The drainage at guest floors is provided with a noise barrier or acoustic lagging isolator for low noise emission. Office Area • Separate toilets for male and female are present on each office floor. • Each office area is provided with: A) Cold water stub-out with meter provision to be applied to ADWEA when occupied and; B) Soil, waste, and vent pipes for future pantry or toilet provisions.
FIRE FIGHTING General • Sprinkler installation, external hydrant system, manual fire protection system or fire extinguishing, gas fire suppression system, fire alarms, and fire detectors have been included. • The building consists of manual and automatic firefighting equipment for complete building protection. The fire sprinkler system is entirely independent from the hydrant network as required by Abu Dhabi Civil Defense Authority (ADCDA). All floors are provided with accepted zonal fire sprinkler suppression with individual zonal control valve. Each floor has four fire hose cabinets (FHC) at the common area, which can accommodate up to 30m standard radius of service. All electrical rooms are supplied with either automatic fire extinguishers or FM 200 or foam type fire suppression systems.

Telecommunication • State-of-the-art passive connectivity solutions allow tenants to deploy a full range of telecommunications services from the UAE’s leading service providers. • Optical fibre connections with up to 10G capacity are available to tenants for connections to service providers. • Tenants must install their own I.T. infrastructure in their office areas. Tenants will be required to: – Install and maintain the structured cabling and network infrastructure within their leased space. – Install and manage server room /data centre as required for their business. – Install and manage their own back office, voice and application server systems. – Obtain services from the telecommunications service providers directly.
Office Area • The office areas are fitted with the following: A) Upright sprinkler heads for fire fighting and; B) Recessed sprinkler stub outs.
• Additional services, including voice, data, high speed data links, video and television access, may be requested from ADNEC, although tenants are advised that these may be subject to leasing agreements and availability.
OTHER SERVICES Fire Alarm and Public Address Evacuation systems • Smoke detectors have been provided within each office area. Smoke detectors are provided with approx. two meters of additional cable for lowering in to the ceilings. Voice evacuation speakers are provided within each office space, for announcements.
Security • Security system has been provided with 24 hour physical security presence incorporating CCTV surveillance of the main entrances, lift lobbies and external areas. Tenants will use security access cards in conjunction with proximity readers to access the security barriers and at each of the main entrance points.
Emergency Lighting • Sufficient emergency lights are provided with additional length of cable to lower in to the ceilings, together with one wall mounted type exit light for installing above the entrance/exit door for each office space. All the emergency and exit lights are backed up by the central battery system, which is backed up by the standby generator.
Lifts – Passenger • Three passenger lifts are provided for office floors, serving Ground floor to Level 16. Each lift is 1600kg (21 person) capacity. One lift is backed up by generator power for use in case of mains power failure. Lifts – Service /Goods • One office floor service lift of 1600kg capacity is provided. Ceilings • All suspended ceilings incorporating plasterboard and/or ceiling tiles is by the tenant. Floors • Fully accessible raised access flooring (600 x 600 tiles) with an overall floor depth of 150mm allowing 110mm clear void may be provided. – CURRENTLY UNDER REVIEW. Walls • Unplastered block and steel columns with cementitous fireproofing to be clad or painted by the tenant. Floor power • All power reticulation, floor boxes, general purpose outlets and connections to DB’s are by the tenant. Lighting • All lighting and connections to DB’s are by the tenant. Toilet & Pantry • High quality finishes including tiling to floor and walls, ceilings, recessed lighting, ablution facilities and marble vanity tops are provided.
